Scope of Services -
1. Start-up occupancy - participate with the Architect, Contractors, and Owner in the check-out and starting of all utilities and operating systems and make sure that the Architect and Contractors provide schematic drawings and specifications or appropriate operational charts relating to mechanical and electrical systems for posting in equipment rooms. 2. Operating manuals and guarantees - receive all written materials required by the Contract Documents from the Architect and Contractors, such as operations and maintenance manuals, warranties and guarantees, and deliver these materials to the Owner. 3. One year warranty - provide evaluations services during the one-year period after substantial completion of construction for the purpose of assisting the Owner in determining the cause of and potential solutions for any significant Project problems and finding a solution to such problems. Evaluations will be conducted in conjunction with the Architect and will include one follow-up inspection to verify that all warranty items have been corrected. 4. As-Built Documents - perform coordination and expediting functions to ensure that the Contractors fulfill their obligations in providing "as-built" documents and to ensure that such documents are in proper form and transmitted to the Architect in a timely manner for review. 5. Occupancy Certificate - assist Owner in obtaining an occupancy certificate. Such assistance will include accompanying governmental officials during inspections of the Project, preparing and submitting proper documentation to appropriate approving governmental agencies, and participating in the final testing and inspection of the Project. 6. Claim Resolution - if any claim asserted against the Owner is a result of the acts or omissions of Tauer Consulting Company, Inc., Tauer will take all actions reasonably requested by the Owner to resolve the claim. The resolution by Tauer Consulting Company, Inc. of any other type of claim will involve additional time and expense of Tauer Consulting Company, Inc. and will be treated as an Additional Service, provided however that Tauer will, as a part of Basic Services perform any Basic Services, as they are outlined, that are required in respect to any such claim. 7. Final Payment and Accounting - assemble all final lien releases provided by the Contractors and will recommend to the Owner whether to make final payment to the Contractors. Also, Tauer will, based on information provided by the Architect and Contractors, prepare a final cost accounting report for the Project.
