Scope of Services

Construction Management

(We will provide the following construction management services during the 12 - 14 month construction period of the project.  Construction management services may be for the base building, interiors, or both.)

1. Schedule and facilitate bi-weekly Owner, Architect, and Contractor meetings.

2. Analyze the progress of the work against the project schedule and report to Owner.

3. Coordinate technical inspections and testing.

4. Review and approve GC pay applications.

5. Review, approve and monitor change order requests.

6. Visit offsite storage facilities of suppliers that require deposits.

7. Push for timely answers on RFI's from A/E team.

8. Monitor the process of submittals, substitution requests, and shop drawing approvals.

9. Ensure that the quality of the finished product meets the requirements of the project and make recommendations for corrective action relating to defective and non-complying construction work.

10. On behalf of the Owner, and subject to the instruction of the Owner, negotiate any claim asserted by the Contractor against the owner or recommend appropriate action by the Owner in respect to any such claim.

11. SAFETY - Review and monitor the safety and accident prevention program and procedures put into place by the Contractors to make sure that such programs and procedures are adequate and sufficiently cover all construction activities and all persons at the site of the Project, including subcontractors, visitors, and suppliers of materials and equipment. Coordinate unit optional upgrades with base building work.   This review shall not indicate or imply that Tauer is in control or charge of any construction means, methods, techniques or sequences or any safety procedures or programs in connection with the project or construction work.

12. Provide organized record keeping on behalf of the developer/owner.

13. QUALITY REVIEW-establish and implement a program to monitor the quality of construction. This review shall not relieve the Contractors of any obligation to perform the construction work in strict conformity with contract documents between the Owner and the Contractors and in strict conformity with all applicable laws, rules and regulations.
