We will provide preconstruction services on a project at four
basic stages of the design document production stage as listed below. These services are
provided typically during the 2-3 month period prior to the start of construction.
In addition to the outline of services relating to specific
services offered at each stage of the design process, the following services are options
during preconstruction.
1. Assist the owner in preparing the
Invitation to Bid, Form of Proposal, the General Conditions, and the Supplementary
Conditions for the Owner-Contractor Contract.
2. With the approval of the Owner, develop
and expedite bidding procedures.
3. Assist the Owner in evaluating bids for
completeness, responsiveness, and price, including alternate pricing and unit prices.
Evaluate the bid and the impact on the overall budget.
4. Assist with Owner-Contractor
negotiations.
5. Schedule and facilitate regular Owner,
Architect and Contractor meetings.
6. Take and distribute notes for the project
team.
7. Check pricing of project against
historical costs of similar projects.
8. Suggest cost savings options.
9. Review and approve the scope of the GC's work in detail.
10. Review and approve the GC's construction schedule in
detail.
11. Review and finalize the terms and conditions of the
contract between the Owner and GC.
12. Interview the GC's management team to ensure that we have
individuals with experience appropriate for the specific project.
13. Organize all construction related documentation for the
Owner.
14. Assist in the development of the unit interior optional
upgrade program.
