- Pre-construction Services
- Check pricing of project against historical
costs of similar projects.
- Suggest cost savings options.
- Review and approve the GC's construction
schedule in detail.
- Review and finalize the terms and conditions
of the contract between the owner and GC.
- Construction Management
- Perform bi- weekly Owner, Architect, and
Contractor meetings.
- Analyze the progress of the work against the
project schedule and report to Owner.
- Review and approve GC pay applications.
- Review, approve and monitor change order
requests.
- Unit Interior Coordination
- Design unit specific selection sheets with
standard and pre-priced upgrade options.
- Meet with each purchaser for up to four(4)
hours to personalize their unit and finalize selection sheets.
- Assemble selections into a complete and
coordinated package for construction.
- Provide unit inspections throughout
construction at critical times of framing, rough in, trim out, and finals.
- Post Construction Services
- Assist with start-up occupancy and occupancy
permits.
- Evaluate one year warranty service.
- Assist with claim resolutions.
- Verify application for final payment,
assemble final lien waivers, and provide final project cost reports.
